Once you find a home you would like to buy, you will submit a purchase offer and negotiate all of the contract details with the seller. This process typically takes 1-3 days.
Once negotiations are complete, the process kicks into overdrive for a period of 10 - 14 days. During this time you will conduct a home inspection, review the financial and legal records of the association (if you’re buying a condo), communicate with your lawyer about the full purchase contract details, and start the next step of obtaining a mortgage.
By this point, you will have been pre-approved for a mortgage, and now will complete the full loan application. You will provide your mortgage rep with all necessary verification documents and decide on a loan program. The bank will review your documents, conduct an appraisal on the property and provide final approval on your loan in about 2-3 weeks.
The closing is scheduled at a convenient date for both the buyer and the seller and is part of the negotiation process at the beginning. It generally takes place 4-5 weeks after the purchase contract is signed, allowing the bank time to approve and fund your home loan, and the closing attorney time to verify a clear title for the property.
We typically recommend you begin your home search 6-8 months ahead of the time you need to move to give yourself plenty of time to learn the market, obtain a mortgage and find your perfect home!
