How To Stay Competitive In Today’s Rental Market

In a competitive rental market, taking the time to ensure your unit has the updates and upgrades renters are looking for is essential. With a host of rental options available, including many new construction buildings, it’s even more important for brownstone and older buildings in Boston to stay up to date with trends. If you own a rental income property you may be asking yourself, is it worth it to upgrade my unit? Should I just sell? And the answer is going to depend on your long term goals and comfort level. But, at the end of the day, whether you choose to rent out your unit or sell it, making a few modifications to key rooms in the home (think: bathroom and kitchen), can make a big difference in your ROI.

Let’s take a closer look at this grand and dramatic, two-bedroom parlor level condo on Bay State Road. At first glance the incredible finishes, tray ceilings, and original mouldings are breathtaking. But, the kitchen and baths were certainly not on the same page…looking a bit tired and dated. Our team at Revive Renovations had 3 months, and $80,000 to modernize these spaces and bring them in line with this condo’s timless design. This particular owner took advantage of a short vacancy window and now has tenants paying a premium price for a premium Back Bay product!

Classic Finishes and Features

The Details

In the kitchen, panelized cabinets were installed, providing just a little extra detail than the go-to Shaker-style cabinets. The luxurious super white quartz countertop with marble backsplash elevates this galley kitchen. These upgrades brighten up the space with a modernized feel, without breaking the bank on finishes.

In both bathrooms, cost-efficient and classic white subway tile was installed in the showers and hexagon and basketweave marble tile were used for the flooring. The flooring is tied into the shower walls with a simple marble stripe that breaks up the white subway tile, adding a refined detail to the space. In the master bathroom, a double vanity with superwhite quartz countertops completes the look. The master also features a custom glass shower door with rain head shower and a custom stone sill wall separating the shower from the soaking tub.

Renovating amidst COVID-19 presented logistical challenges in keeping on a tight schedule and adhering to regulations for social distancing but the Revive Renovations team was able to get it done. Strong communication and setting reasonable expectations with both the unit owners and vendors was essential for success. The photos truly speak for themselves. Take a look at the before and after!
