By now anybody that has walked along Stuart Street or through Boston Common has noticed another new residential tower filling in the skyline. Towering beside the famous Jacob Wirth restaurant is the brand new AVA Theater District. The 30-story rental tower will feature nearly 400 studio, 1-bedroom, and 2-bedroom apartments when it opens in 2015. At the very end of 2013, monthly rents were announced for the units at this new luxury property: a 475 square foot studio will start at $2,200; the 620 square foot 1-bedrooms will begin at $2,600; and 1,000 square foot 2-bedrooms will begin at $3,500. If these prices stick, then AVA Theater District will be a bit more affordable to live in than other recently completed rental buildings in the neighborhood, The Kensington and Radian.
Boston’s Theater District has seen a lot of redevelopment in the last decade. Along with the previously mentioned Kensington and Radian, theArchstone Boston Common, Metropolitan Midtown, Ritz Carlton Residences, The W, and Millennium Place have all really activated the neighborhood, making it on of Boston’s most happening places right now. The Theater District is well-served by public transit via the orange, green, and silver lines; and commuter rail/Amtrak trains from South Station are a very short walk away. Still, AVA Theater District will feature an above-ground parking garage with 198 spaces available exclusively for residents for those not ready to abandon their cars.
