April Showers Bring… May Listings?
Spring has arrived! (Although that snow on the ground a few days ago doesn’t help us believe it!) Nonetheless, the start of Spring has officially passed, historically one of the best times of year for people to list their homes. As Bostonians dig themselves out from the Northeastern cold, attitudes become happier and the moving bug seems to bite more people than in the Winter months.
Although there are pros and cons to selling your home any time of year, (think Winter is bad? Read this.) Spring has many advantages as the time of year to make a transition:
-
Showings are more light filled as days are longer
-
Outdoor appearance is improved with plants and flowers at their peak
-
Buyers are more likely to view more properties if they don’t have to climb mountains of snow each time
-
City life flourishes as people are enjoing being outside – bringing a livelihood to urban neighborhoods
-
People are possibly able to time their closing with summer months, making it easier with school schedules and weather
Overall, Spring has always been in people’s heads as the time to sell and we hope this year is no different! As we look at the most recent market statistics, we can see that inventory is still at record lows, with months supply down 27.8% for condo units. On a positive note, median sale price was up 16.3% for single family homes to $500,000 and up 7.8% for condominiums.
