You’ve done your homework. You attended our Free Home Buyer Class a few months ago and met with a buyer’s agent. You reached out to a mortgage professional and got a clear of understanding of what you can afford. You have scoured our Super Cool Search site and sent your buyer’s agent homes that peak your interest. You toured those homes and found the perfect one for your family and pet monkey. But, when the time comes to submit an offer, you decide it is just not the perfect time.
We hear it everyday. “I am going to wait until (insert something happening) until I make an offer on the home.” We hate to tell you, but with a market as hot as it is right now, this probably means that home is not going to be available for you to make an offer on at a later date. If you like it, chances are someone else does as well.
Our world is one of multiple offers and single days of showings. One open house on a property that is priced well can lead to half a dozen offers – many over list price. Buyers are becoming increasingly aggressive as they try to grab up the homes that are listed. Last month, Boston’s inventory level was down over 25%!
Don’t be trigger shy when you find what you want. Remember that there are still contingencies in a contract that can help you along the way. Work with your agent to fully understand the process and be ready to go when you find that perfect place to lay your hat. Don’t wait and miss out!
