Okay. So I got a little wrapped up in the transaction and forgot to tell the rest of the story. I recently ran into a friend and they mentioned this blog and asked what happened. Good to know someone is reading these blogs!
About 2 weeks after listing this property, a buyer walked in and said they loved the house. Very nice family who had no intention of moving but decided this was the house for them. In Real Estate, nothing is ever as simple as it looks. Buying this house meant getting their house ready for sale and getting it on the market. Only this house was on the fast track. Within a week, the contract was signed, pictures were ready, sign was in place and sellers of the original home had accepted an offer contingent on the sale of their house. Fortunately the house was great and needed little to make it show ready. They were given about 3 weeks to sell the second house.
We had 2 open houses, great feedback and tons of interest. Sellers accommodated every showing request. We had a verbal offer that was low and not accepted, second showings and a written offer that was still too low. And then a buyer walked in who loved the house, wrote a great offer and house was sold! All within 2 weeks.
So, in one month’s time, these very nice clients located a house they had no plans of buying and sold a house they did not know they would be selling!
All paperwork and dates were coordinated so both houses could close on the same day. Now think about this. If it’s stressful to purchase a property and stressful to sell how crazy this must have been for these people? Here’s a picture of my car on moving day.
I showed up for the walk through and clients were in a bind so we loaded my car too! I went to 2 closings and my office with my car filled to the brim!
