Kelly Ripa’s NYC Loft Just Listed – How Does It Measure Up to Boston’s Luxury Condo Market?

Kelly Ripa has long been known for having fantastic taste and her $24.5 Million Soho loft is certainly no exception. At more than 6700 square feet, the condo has luxurious features than many of us can only dream of having: 12′ ceilings, flooring with radiant heat, a gourmet kitchen which features three refrigerators (the couple’s three kids must eat a lot!), a six-burner stove, and Carrara marble counters, and a service kitchen with dumbwaiter.

The pinnacle of the property, however, is the 3,600 square foot outdoor terrace complete with hot tub, kitchen, fireplace, outdoor shower and intimate seating area. You don’t see many of those in Manhattan! Most people are jumping for joy if they even have a balcony. Take a look at the complete listing by Modlin Group and prepared to be wowed.

Taking away the bells and whistles of the property and boiling it back to the numbers, Kelly Ripa and her husband Mark’s pad is impressive for another reason: The price per square foot of living space is over $3,600! Compared to Boston as a whole, this is over 7 TIMES the $509 average price per square foot in Boston over the past year. If you look at The Top 120 Most Expensive Homes Sold in Bostonever, the average price per square foot jumps to $1,276 – still well below Kelly’s pad.

So what is the most expensive home ever sold in Boston? Penthouse 2-E at 776 Boylston Street in Back Bay tops the list with a sale price of $13.2 Million in mid 2011. Even though it was on the market for almost 1,000 days (Let’s hope that doesn’t happen to Kelly Ripa and Mark!), the home sold for almost $2,000 a square foot. Not bad! It featured over 8,000 square feet, 4 garage spaces, and access by private elevator. Interestingly, the condo fee was $10,246 per month compared to Ripa’s mere $9,628 fee on her place. (That is about the monthly cost of $2 Million Property by today’s rates!)
