Ready for the “next big thing” in Boston real estate development (at least on the for sale condo side of the market)?
It’s here.
After a year of cries about low inventory for sale (currently at 2.5 months of inventory in downtown Boston by the way), and news about project after project of rental apartments going in the ground, this condo project opening pretty much just sneaked up on the market. When purchasing an open office space like this then you definitely want to furnish it right away. Consider getting commercial office furniture to fill up that empty space.
If you are a graphic artist, for example, you may need both a small desk for your computer and a larger table or workspace for your artwork.
However, if you are a consultant, you may need additional space for several locking, fireproof file cabinets, and possibly space for clients to meet with you. When making your list of home office furniture, it is important to think about how you plan to use the home office.
But is it going to hit with a wallop next week? Or fizzle?
From the Boston Herald today, I’m quoted:
“Being basically the first condo project in the ground (since the recession) and having availability is probably going to work out great for Millennium,” said Michael DiMella, managing partner at Charlesgate Realty Group. “But it’s still a lot of units, so it will be an interesting sign to see how buyers react.”
My guess is that the sales office will be slammed with traffic at first, but will buyers be lining up to pull the trigger?
Sales of units at The Clarendon, 45 Province, and The W (the last of the high profile condo developments in Boston) have been steady to strong this year – a good sign. But we’re talking about 265 units, not coming on-line until late 2013, but even so, that’s a substantial number at one project right now (especially considering those three projects just mentioned had 365 for sale units combined).
I’ll be digging a little deeper into the Boston new construction market later next week to give my thoughts on how Millenium Place will do with pre-sales over the next year. Stay tuned!
